Preparing for another Hurricane Season in Cape Coral

Another summer is upon us and that means daily rain showers around 3pm, sunshine and high 80 and low 90 degree weather perfect for the beaches, and hurricane season. It is important that in the very rare case we are approached by a hurricane that you and your family are prepared. We prepared this article in the hopes that it will help you be ready on that one day you need it most.

 

Have a plan in place for the entire family

  • Plan your evacuation route and share it with the entire family.
  • Have designated places to meet in case of separation during the storm.
  • How will you handle the pets?
  • Grab all important papers (Birth Certificates, SS cards, passports, credit cards, family pictures)
  • Be sure to have a single contact outside of the area for everyone to be able to communicate

 

Have a Supply Kit

  • Store many gallons of water in the garage in case of emergency
  • Nonperishable food (can foods)
  • Matches-lighters
  • Flashlights
  • Radio
  • Books
  • Source of entertainment (games, cards, magazines, etc)
  • Tool kit
  • First aid kit
  • Batteries
  • Gas cans (full)
  • CASH (atms do not work without power)
  • Couple days worth of clothing
  • Safe box with all personal documents/family pictures/ irreplaceable items
  • Special items

 

Do not be one of those people in the grocery store 12 hours before the storm hits, fighting with the little old lady for the last loaf of bread or last 2 cans of tuna fish. It seems that any time we have a named storm in the seas people get anxious and buy all the bread and water in site. Have your kit prepared ahead of time. We use those plastic storage bins that seal air tight to store our entire hurricane kit (besides the water and gas). Make sure the water is replaced yearly and the food is up to date. Gen Y relocating to Southwest Florida

Gen Y residents are flocking to the Southwest Florida area. New jobs, education, home prices, affordability levels, and of course the sunny weather are some of the reasons we are hearing about. The biggest contributing factor is the local colleges surrounding the area. Graduation rates are increasing and so are the Gen Y incomes. Just here is Lee County alone we have Edison State College, Hodges University, FGSU, Southwest Florida College

Prices corrections have played a huge factor in the new wave of Gen Y buyers moving into the communities. Certain Gated communities such as Sandoval and Cape Royal are seeing a spike in occupancy rates. These communities offer medium priced homes with family amenities which make them much more attractive than your basic community pool and tennis court.

The home ownership opportunities have become within reason for the Gen Y population to justify purchasing a home with value and quality starting to increase. In the early 2000s the prices shot up high and fast which caused uncertainty in the market making it difficult to justify buying homes.

The Gen Y group is attracted to the area for a number of reasons other than housing and schools; the downtown Fort Myers River district has a fantastic night life with multiple restaurants, pubs, nightclubs, and coffee shops. The luxury style updates made to the entire district in the past few years has increased the level of interest for all ages. Beautiful Cobble Stone style roads to keep the old time feeling, palm trees lining the roads, and older brick buildings keep the old world feeling with new world amenities.
Fort Myers Beach and Sanibel are always a relaxing choice for the Gen Y population. Beaches in SW Florida are rated some of the best in the country every year.

A few other Neighborhoods that the Gen Y groups tend to be attracted to are Cape Harbour, Gateway of Fort Myers, Colonnade at the Forums, and The Timbers. CAPE CORAL REAL ESTATE LISTING EXPIRED?

Did your listing agreement for your Cape Coral or Ft. Myers property expire last week? Do you still need help to sell your property?

 

I ask because today I received several phone calls & emails from Fort Myers & Cape Coral homeowners asking for help. For one reason or another some homes are not selling while others are selling quickly and at a fair price. There is a good reason your home did not sell and I am sure you want to know why!

 

Yesterday I had a gentleman call me and ask if I could sell his home for him. He has had it listed for 6 months and only 2 showings. After about 30 minutes we hung up and agreed to meet tomorrow for coffee and discuss his options. Naturally I started researching the property and found why it had not sold almost instantly. The problem was not price

 

This is a lovely home in a gated community on a golf course. The agent only had 4 photos of the Golf Course property. They used the photos from our property appraiser’s website. This consists of one front photo (with a truck in the driveway & garage door opened) and an aerial photo showing the roof. Two photos of the living room with the television on and him sitting in the chair drinking a glass of Iced Tea. Are you kidding me? And the agent probably said they don’t know why it didn’t sell. Well I do! To top that off there were about 2 lines of description in the MLS. Basically, “Look, here is a Golf Course house for sale, you wanna buy it?”.  I’m guessing that this property can NOT be found on any real estate search websites either( I checked and it is not). It is truly sad. The seller should have known about this. The listing agent should have known better.

 

Why didn’t they try everything to sell your property? Did they think they’d get the buyer themselves & didn’t want to ‘share’ their commission? Did they just not know any better? OR Were they just lazy?

 

The good news for this seller is that he found us. We specialize in getting properties sold. I don’t take listings just to increase my inventory. I take listings to SELL them.  We help traditional sellers compete with the bank owned and short sale listings. Your house must STAND OUT.

 

We also handle bank owned and short sale listings in Cape Coral and Ft. Myers. Sometimes short sales take a little longer to sell but we still market them just as well as any other listing! We use multiple photos, a great description, video, national advertising, virtual tours, and many other online marketing tools we have developed! How could you not? And how could you not expect your agent to at least take multiple photos? Some real estate websites even allow up to 20-30 photos per listing. Think of the possibilities. Most MLSs allow for at least 20 photos. We make use of those available spots.

 

BUYERS WANT TO SEE PHOTOS – AND LOTS OF THEM. Buyers often even ask me to exclude any listings that do not have multiple photos. There are just too many ‘unknowns’ for them to deal with. Over 90% of buyers begin their search for a new home online. This means that YOUR LISTING must look appealing to them. The internet may not ‘sell’ your house but it will get it on their ‘list’ of prospective properties to view.  Video tours are also important. This will weed out the tire kickers and get INTERESTED buyers through the door.

 

Finally, if you have not checked to see how your listing appears in the local MLS or on national & international websites PLEASE go check. If your agent is not doing their best to show your house in the best light then let them know. Give them the opportunity to FIX it or hire a new real estate agent.

Red, White and Boom just around the corner

American Flag, Uncle Sam, Fireworks, Backyard B-B-Q’s, are all important components to an  amazing and memorable 4th of July holiday. For more than 10 yrs we anxiously await the City of Cape Coral’s Red, White and Boom celebration.  This event is SW Florida’s most spectacular fireworks display.  Along with this amazing show there are activities to entice all ages.  “The Escape Zone” for kids will include a bounce house, obstacle course, and rock climbing wall.  There will also be more than 100 vendors selling food, drinks, crafts, novelty items, and sponsoring giveaways and raffles to keep the remaining partiers busy.

For entertainment this year Heidi Newfield and the former guitar player from “Trick Pony” will be performing for a crowd of 20,000 expected spectators.   New this year an “American Tribute” a stage presentation that is to honor our local service persons that have served in Iraq and Afghanistan, and a special fireworks display to commemorate our fallen soldiers.

A debut of the 5k Freedom Race over the Cape Coral Bridge will begin promptly at 6:30p.m.  Runners will begin behind Roger Dean Chevrolet Stage on Cape Coral Parkway.  They will then head east over the bridge through the “Toll Plaza” to the Macgregor flyover and back to the starting point.

Let’s of course not forget the true reason for this special day, The 4th of July is to reaffirm our independence and hold our freedoms sacred. We look forward to seeing you there.
