Did you know that in recent months the average home in Cape Coral sits on the market for 30 days or less and many with multiple offers?  Sure makes it hard when you are searching for a home from another state or country.  It is nice to sit in the privacy of your own home and spend hours examining each detail and performing your own due diligence on the homes you have added to your favorites, but the reality is that most of these homes will be sold by the time you have narrowed your list.   It is true that searching for a home has become much easier by way of the many search sites, but taking too much time will result in missing out. Cape Coral’s Nights on the Parkway

Cape Coral FL has just introduced “Nights on the Parkway,” a great family friendly way to spend a Friday evening.  This event will take place every 3rd Friday of the month from 6-9 p.m.  It will offer free live entertainment and give attendees a chance to shop our local and unique business. This event will offer all who attend a one of a kind experience.

HGTV House Hunters in Fort Myers Florida

HGTV did a show right here in Fort Myers, Florida that aired just this week. The episode featuring Ft Myers real estate showcased a Ft Myers real estate agent with buyers searching for a great deal in SW Florida. Apparently, like many other home buyers in SW Florida, this couple arrived with expectations of finding their dream home within a low budget. They realized during their search that they’d need to up their budget further to get the house that more matches with their wish list.

A few years ago I was approached by HGTV to be featured on their House Hunters show. I would have jumped at the opportunity however at that exact moment I wasn’t working with any buyers who were interested in being featured on a national television show.

I love the idea of getting the word out about Cape Coral real estate & the Fort Myers real estate market. We have many buyers looking to invest here and it is helpful for them to be armed with the correct information prior to their arrival to maximize their time here. When I am contacted by a prospective buyer I do my best to determine their wants and needs and give them a clear idea of how that relates to the available real estate inventory in SW Florida. Typically I set the customer up with a custom real estate search that updates several times a day with houses in Cape Coral or Ft Myers that match their criteria. New grant being offered for military personnel

A new grant is now being offered for first time home buyers who are active-duty military persons, veterans, retired members of the military and employees of the U.S. Department of Defense and the Department of Homeland Security.   Eligible participants may be granted up to 5,000 to use toward a down-payment and/or closing costs when buying their first home.  The grant can be applied to a mortgage issued by any financial institution. The Pentagon Federal Credit Union Foundation make this program possible, allowing it’s recipients a little helping hand when deciding to buy.

The requirements are as follows:

  • Military affiliation – (active duty, reserve, National Guard or veteran) – a Department of Defense employee or a Department of Homeland Security employee.
  • First-time homebuyer or not owned a home for the last three years; or a home has been lost through divorce or disaster.
  • Gross household income, including allowances, used to qualify for a mortgage loan is a maximum of $55,000 per year, or 80% of a community’s median income based on family size.

It is getting hot and steamy here is SW Florida, seems to be early this year (I know we say that ever year). Easter is around the corner, the roads are a bit more manageable, and lines are somewhat shorter at our favorite eateries.  One can surmise that season is coming to a close.  Many local business owners are saying it has been one of
the better “seasons” we have had since the housing market crash a few short years ago.

Can the positive momentum continue through the summer months? We are certainly optimistic.  Many attribute the busy season to the low home prices and large inventory. Visitors are flocking to our area to take advantage of what Cape Coral has to offer.  Home buyers do not typically buy in the first trip it takes several to hone in on the perfect fit, thus leading to a less than slow off season.

In Cape Coral MLS there are currently 2093 single family homes and condos currently for sale, priced between $34,000 to more than $5 million.  We are certain that we can accommodate all buyers and their different needs and wants.

Florida’s housing market on the road to recovery?

The end of March is quickly approaching, and the first quarter of the year has just flown by with excessive speed.  Is this year the year that you are going to finally jump into home ownership? Well just this week Freddie Mac reported that fixed interest rates dipped this
week. The average rate on a 30-year fixed mortgage fell to 4.76 percent from 4.88 percent the previous week. 

The 15 year fixed rate is 3.97 percent from 4.15 percent last week.  The last time it fell below 4 percent was in mid-December. 

In addition to declining interest rates, the state of Florida housing market has been showing signs of improvment.  The home prices are climbing and the inventory is slimming down.  The
FloridaRealtors.org reports that compared to last year at this time the numbers have been climbing.

2011 State Wide Open House

National Association of Realtors state wide open house.  More than 155,000 realtors will participate in this NAR sponsored event.   With great success last year the NAR is at it again,

Homes that will be participating in this event will have blue balloons on display to make each property visible to potential buyers. 
This event will be a home buyers dream.  The idea of being able to see dozens of homes, in one weekend, and at their own pace is a great incentive for buyers. For home sellers?  Getting the maximum exposure to their homes in one weekend can sure prove
favorable for any seller.

Lee County Fair is coming to town

Looking for something to do this weekend? Well it is that time of year where you can almost smell the funnel cakes and cotton candy wafting through the air.  For the 87th year in a row we welcome the Lee County Fair to town.  It will be held at the Lee civic center from Feb 25th – March 6th.  The fair offers animals and exhibits, live entertainment, carnival rides, great food and so much more.

The Lee county fair is eagerly awaited by locals and visitors alike,each year they continually raise the bar and add new attractions to make it bigger and better and full of excitement for its participants. This year you can expect nothing less than the best.

Entertainment this year will be especially exciting they always have great shows from local celebrities like Ronnie Morgan, Brooke Huffmaster, and the Del Prados.

Many shows will capture the attention of all age groups,  a children’s favorite, Kandu & Co. Magic Show,and Tadpole the Clown will be making his second appearance at the Fair. They also will have the Wild About Monkeys animal show and the highly anticipated Shark Encounter.  New to the fair this year is the Discovering Science Exhibit and the new Extreme Canine Stunt Show (which has been featured on Oprah, The Ellen Show and even the Tonight Show)

The fair is a great way to spend some time having a little fun. If you are new to the area or visiting we hope to see you there.  The Fair will open Friday 25th at 5:00 p.m. and at 12:00 p.m. on Saturday and Sunday.

Island Cove in Cape Coral Florida

The roads are busy, the stores full of shoppers, and 1 hour waiting list to be seated in our favorite restaurants.  What does all this mean?  Season is here. Every year this happens like clockwork, the holiday’s come to a close, northerners bid farewell to the snow and ice,

The differences between Cape Coral canals

Cape Coral FL is a water lover’s paradise; there are more than 400 miles of canals in this area ready for fishing, boating, relaxing and fun. 

If you are unfamiliar with our area and the differences in the types of canal front homes it can be confusing as to what type of canal property will suit your needs.  What is the proximity to the river? The Gulf of Mexico? The ease of navigation?  Salt water or fresh
water?  It can be really confusing and hard to understand. 
Here are the differences below.

Gulf Access:

Direct Sailboat Access: direct often refers to sailboat access, and is the most desirable of the Cape Coral waterfront choices. These types of properties are in high demand and that is reflected in the greater asking price.  There are no bridges to contend
with so the size of your boat isn’t a factor.

Not Direct Access:

The difference is the time it takes to actually navigate to the river.  Some are quick and take just minutes, others are full of twists turns and no wake speeds that take more than an hour to actually reach open water.   

Gulf Access with Bridges:

There are bridges in your route to the river that have size restrictions. The bridge height restrictions DO accommodate most boats, but if you plan to have a sailboat or an extra large model this type may not be suitable.

Fresh Water Canals:

These canals are often for aesthetic purposes only. They have a great view, but no access to navigable waterways. These types of canals are not meant for major boating. Some of these canals do lead to a string of lakes that allow personal water crafts, and fishing boats.
