Homes are selling fast in Cape Coral

Did you know that in recent months the average home in Cape Coral sits on the market for 30 days or less and many with multiple offers?  Sure makes it hard when you are searching for a home from another state or country.  It is nice to sit in the privacy of your own home and spend hours examining each detail and performing your own due diligence on the homes you have added to your favorites, but the reality is that most of these homes will be sold by the time you have narrowed your list.   It is true that searching for a home has become much easier by way of the many search sites, but taking too much time will result in missing out. Certainly know what is available, do your research, and find what specific criterion meets your needs, but if your scouting trip isn’t planned for months rest assured the inventory will have turned over more than once.

We are now approaching our high selling season, inventory is down from past years and prices are trending upward.  So if you are on the fence about buying, hop a flight and get in on the action.  If we can help you with your buying or selling needs, please don’t hesitate to call.

HGTV House Hunters in Fort Myers Florida

HGTV did a show right here in Fort Myers, Florida that aired just this week. The episode featuring Ft Myers real estate showcased a Ft Myers real estate agent with buyers searching for a great deal in SW Florida. Apparently, like many other home buyers in SW Florida, this couple arrived with expectations of finding their dream home within a low budget. They realized during their search that they’d need to up their budget further to get the house that more matches with their wish list.

A few years ago I was approached by HGTV to be featured on their House Hunters show. I would have jumped at the opportunity however at that exact moment I wasn’t working with any buyers who were interested in being featured on a national television show.

I love the idea of getting the word out about Cape Coral real estate & the Fort Myers real estate market. We have many buyers looking to invest here and it is helpful for them to be armed with the correct information prior to their arrival to maximize their time here. When I am contacted by a prospective buyer I do my best to determine their wants and needs and give them a clear idea of how that relates to the available real estate inventory in SW Florida. Typically I set the customer up with a custom real estate search that updates several times a day with houses in Cape Coral or Ft Myers that match their criteria. From there I ask them to let me know which ones they like and which ones they are not fond of too. We continue to keep in touch going over options until they are ready to make their visit. Once they arrive in SW Florida we can easily narrow the list down further and spend time viewing only the very best options available for sale.

At the present time many of our buyers are from out of state and out of the country. We love assisting our out of town buyers. Working with myself or one of my agents at Florida Future Realty gives home buyers a great advantage to securing their dream home or investment property in Ft Myers or Cape Coral.

If you have considered owning real estate in SW Florida now may be the perfect time. You can search on our website with no hassles. We won’t contact you unless you ask us to. When you are ready to learn more, schedule a showing or meet with one of our agents then just give us a call or email us.

We look forward to meeting you soon!

It is easy to set up a search ~ just click above under ‘Buy’ and select the search you’d prefer. Or if you’d rather, just give us a call at 239-542-8521 to speak with a licensed Florida real estate agent.

Cape Coral real estate market in the news

Cape Coral HouseCape Coral and Fort Myers are making headlines all over!

Did you read about the Cape Coral and Fort Myers real estate market on Inman News?
“Two Florida markets saw the highest jumps: median list price in Fort Myers-Cape Coral rose 25.7 percent to $225,000, and the median in Miami rose 8.6 percent to $239,000.
Shreveport-Bossier City, La., followed with an 8.1 percent increase, to $173,000. Fort Myers-Cape Coral and Miami also saw the biggest year-over-year drops in inventory: -25.3 percent and -29.9 percent, respectively.”

What about CNNMoney’s take on the rise in prices in Cape Coral?

Even had a blurb about the Cape Coral real estate market:

The Gulf Coast Business Review reminded us that our Fort Myers local board of REALTORS announced that Foreclosures are fading in comparison to traditional sales here in the Fort Myers and Cape Coral areas:

They also let us know that we may be turning point central:

Want to read other great news coming out of Cape Coral? We are ranked the second safest city in all of Florida:

Summer is historically our ‘slowest’ time of the year for Cape Coral real estate sales so if you are looking to make a home purchase in SW Florida come on down this summer and see what we have to offer. I have a strong suspicion that come fall (our typical busy season) we will see more price and inventory adjustments here in the Cape Coral real estate market.

There are so many different unique opportunities right now for buyers of Cape Coral real estate.

Some experts warn that this ‘new’ news may leave Cape Coral home sellers confused about pricing. I’m sure it will confuse some of the sellers in Cape Coral. That is why it is the best idea for Cape Coral sellers to consult with a reliable and honest real estate professional who specializes in Cape Coral real estate. Cape Coral Summer 2011 Update

Cape Coral Summer 2011 Update

Cape Coral Pre-Summer Real Estate Update

It is getting hot and steamy here is SW Florida, seems to be early this year (I know we say that ever year). Easter is around the corner, the roads are a bit more manageable, and lines are somewhat shorter at our favorite eateries.  One can surmise that season is coming to a close.  Many local business owners are saying it has been one of
the better “seasons” we have had since the housing market crash a few short years ago.

Can the positive momentum continue through the summer months? We are certainly optimistic.  Many attribute the busy season to the low home prices and large inventory. Visitors are flocking to our area to take advantage of what Cape Coral has to offer.  Home buyers do not typically buy in the first trip it takes several to hone in on the perfect fit, thus leading to a less than slow off season.

In Cape Coral MLS there are currently 2093 single family homes and condos currently for sale, priced between $34,000 to more than $5 million.  We are certain that we can accommodate all buyers and their different needs and wants.

If we can help with you buying or selling needs please don’t hesitate to call one of our experienced agents.  We look forward to hearing from you.

Florida’s housing market on the road to recovery?

The end of March is quickly approaching, and the first quarter of the year has just flown by with excessive speed.  Is this year the year that you are going to finally jump into home ownership? Well just this week Freddie Mac reported that fixed interest rates dipped this
week. The average rate on a 30-year fixed mortgage fell to 4.76 percent from 4.88 percent the previous week.

The 15 year fixed rate is 3.97 percent from 4.15 percent last week.  The last time it fell below 4 percent was in mid-December.

In addition to declining interest rates, the state of Florida housing market has been showing signs of improvment.  The home prices are climbing and the inventory is slimming down.  The reports that compared to last year at this time the numbers have been climbing.

As you can see from the statistics gathered that we are gaining positive momentum with consumer confidence steadily increasing, it appears that our once fragile housing market may be on it’s way to recovery.  If you are in the market to buy a new home the time is
now.  The home prices are increasing, inventory slimming and interest rates remain low.   If we can help you with your buying or selling needs we look forward to hearing from you.

2011 State Wide Open House

Are you in the market to buy a new home? Or have you been trying to sell your home and just haven’t found that right buyer? If yes, mark your calendars on March 26th and 27th for the
National Association of Realtors state wide open house.  More than 155,000 realtors will participate in this NAR sponsored event.   With great success last year the NAR is at it again,
anticipating an even greater turnout then the previous year.

Homes that will be participating in this event will have blue balloons on display to make each property visible to potential buyers.
This event will be a home buyers dream.  The idea of being able to see dozens of homes, in one weekend, and at their own pace is a great incentive for buyers. For home sellers?  Getting the maximum exposure to their homes in one weekend can sure prove
favorable for any seller.

The housing market is hot, the home prices are affordable, interest rates are low, and inventory is high making it a great time to buy.  So mark your calendars, if you are in the market to buy or sell, this weekend is sure to be a great success for all who

If you would like any more information on the state wide open house or if we can be of service to you with your buying or selling needs we would be happy to help. We look forward to hearing from you.

Island Cove in Cape Coral Florida

The roads are busy, the stores full of shoppers, and 1 hour waiting list to be seated in our favorite restaurants.  What does all this mean?  Season is here. Every year this happens like clockwork, the holiday’s come to a close, northerners bid farewell to the snow and ice,
and hop into the nearest car, plane, boat or bus eagerly awaiting the Florida sun and fun.  This year is no exception. The weather up north has been increasingly harsh to its residents pushing them down south earlier and for longer periods of time, what is now
occuring to these snow dodgers that this vacation could be a lot less temporary and much more permanent.  I suspect mother nature has a special place in her heart for us southerners because we just can’t complain about the more than 355 days of sunshine we experience a
year.  Well if you would like to “have your cake and eat it too” we can help you find a great home or condo to meet your needs so you too can start living in paradise.

A great gated community in Cape Coral FL is Island Cove.  It is located mid town close to shopping and dining.  I have had the pleasure of showing a few units in this development and can say with certainty that it is very well maintained and extremely inviting.
It is a condo community with three different floor plans available.  These spacious plans are offered in 2 or 3 bedrooms and slightly vary in sq footage.

This community has many amenities to offer, not only is it direct access to the river with ease of navigation to the gulf.  Residents are able to keep their boat close by for easy access; this community has an appealing outdoor space, complete with BBQ area and large
gathering space for a big group of friends and family.  You may also find it relaxing to sit along the water and enjoy nature in the waterfront gazebo.  Not only are the common areas beautiful and inviting but the grounds are well manicured and full of life from the
happy residents that live in this community.  The community is bustling with people on their way to the pool area, off to a quick game of tennis, strolling on the walk path for a little exercise, or meeting in the common area for a game of cards.  If you are interested in
becoming a homeowner, this is great community.

What is currently happening in Island Cove?

Today February 14, 2011 there are 9 active listings in our MLS ranging in price $105,000 to $179,900, out of those 9 listings 2 are short sales, and 1 is a bank owned foreclosure.

There are 5 active contingent properties, 6 pending, 4 have sold in the last few months prices ranging from $79,000 up to $105,000.

If you are interested in more information about Island Cove or properties similar, we look forward to your phone call.  We can assist you in your search for a home or condo that fits your lifestyle and budget.  We hope to hear from you soon.

The differences between Cape Coral canals

Cape Coral FL is a water lover’s paradise; there are more than 400 miles of canals in this area ready for fishing, boating, relaxing and fun.

If you are unfamiliar with our area and the differences in the types of canal front homes it can be confusing as to what type of canal property will suit your needs.  What is the proximity to the river? The Gulf of Mexico? The ease of navigation?  Salt water or fresh
water?  It can be really confusing and hard to understand.
Here are the differences below.

Gulf Access:

Direct Sailboat Access: direct often refers to sailboat access, and is the most desirable of the Cape Coral waterfront choices. These types of properties are in high demand and that is reflected in the greater asking price.  There are no bridges to contend
with so the size of your boat isn’t a factor.

Not Direct Access:

The difference is the time it takes to actually navigate to the river.  Some are quick and take just minutes, others are full of twists turns and no wake speeds that take more than an hour to actually reach open water.

Gulf Access with Bridges:

There are bridges in your route to the river that have size restrictions. The bridge height restrictions DO accommodate most boats, but if you plan to have a sailboat or an extra large model this type may not be suitable.

Fresh Water Canals:

These canals are often for aesthetic purposes only. They have a great view, but no access to navigable waterways. These types of canals are not meant for major boating. Some of these canals do lead to a string of lakes that allow personal water crafts, and fishing boats.

Whatever your boating needs one of these canals can be right for you, if we can help answer any of your questions or help you find your dream home we would be happy to help.
