The different quadrants in Cape Coral

What are your specific needs and wants when searching for a home in Cape Coral FL? There is a familiar question we often get what is the difference between the 4 quadrants in Cape Coral? If you are new to the area or are searching online for a new home, this concept can be really confusing. Cape Coral is divided into 4 quadrants South West, South East, North West, and North East.  Each quadrant has its own distinct attributes, and qualities that makes it unique and special.

South East Quadrant

This is the first developed area in Cape Coral and is considered the heart of the city by most. It is positioned on the western bank of the Caloosahatchee River, with convince to Ft Myers Beach and Sanibel Island by way of the Cape Coral parkway toll bridge. SE Cape Coral’s first homes were built in the late 50’s and early 60’s, these original homes are usually smaller but don’t lack in old Florida charm and impressive native landscaping.  This area of Cape Coral is also highly sought after by water enthusiasts for its convenient and unrestricted water access; meaning any size vessel can easily maneuver through the canals, gaining quick access to the river and Gulf of Mexico. In the SE Cape many of the original homes, have been replaced with large lavish estates.  This and the fact that the utilities are in and paid demand some of the areas highest real estate values.

South West Quadrant

SW Cape was the second area to be developed.  It is the only quadrant that has access to the Spreader canal (spreads water from the canals through the mangroves) and is bordered by a beautiful preserve full of wildlife and native vegetation. 

Because SW cape is a relatively new area, it is full of large new homes and beautiful gated communities.  SW Cape does also have a lock system in place which allows easy access to salt water; it does however limit the size of vessel.  Water lots are either situated on fresh (no gulf access) or salt water.  The fresh water canal system is what you desire; it will lead you through a chain of canals and fresh water lakes that is optimal for fishing and taking in beautiful natural habitat.  Most of SW Cape Coral has the utilities in place; however some homes may carry a balance.

North East Quadrant

The NE Quadrant is a relatively new area that is full of new construction and vacant lots ready for development and room for growth.   It is full of superstores such as Home Depot, Wal-Mart, Target and many restaurants; chain and local located on Pine Island Rd.   More major development is planned for the future, but for now there are plenty of services available for the residents of this area.  If you are a boater this area may not be a right fit for you. All canals and lakes in this area are fresh water; the Gulf of Mexico is not accessible from this area. Most homes in this area do not have utilities in place, hence the less expensive real estate values.  If county life is what you’re interested in, this quadrant has acreage available but still in close proximity to all the amenities.

This area of Cape Coral is located with convent access to areas such as Pine Island, Matlacha Pass, and Charlotte Harbor.  If you are a boater and need direct access to salt water there is an area in the southern tip of this quadrant for convince.  In addition to direct access, this area also has fresh and salt water lots.  In this area you have easy access to Burnt Store Marina, an upscale boating and golfing community as well as Coral Oakes golf course. 

The city utilities have not been extended to this area yet, the homes will be on well and septic, which will require a water system and ongoing maintenance. In this area there is a large inventory of new construction homes, available at all price points.

Cape Coral; positive housing market predictions

It appears that after a few trouble years for our local real estate market the clouds are parting and the sun is shining brightly over Cape Coral and Fort Myers Florida.  There have been two studies performed by two separate online search giants; Realtor.com and Trulia.   They have suggested through their research we (Cape Coral)  are poised for a real estate rebound.

Realtor.com has published a Top Ten Turnaround Report.  It states that there are “6 Florida cities that were considered good bets for an upswing in sales.” This information was gathered through a formula that was created by analyzing recent price appreciation, changes in inventory, median age of inventory, number of searches through there site (Realtor.com), and area unemployment statistics.  In Cape Coral we have experienced an increase in the median home price, smaller amount of inventory, our unemployment rates  have stabilized, and we have seen recently; an influx of foreign buyers to our market.

Trulia has published a similar report, Trulia’s Metro Mover Report.

This report was designed to analyze home searching data. They have looked at the number of people that search for homes is a particular city. This study also includes people interested in rental properties. They then compare it to the number of city residents looking for somewhere else to call home.  It’s findings; an area with a high number of searches within the same city and low searched for elsewhere suggests an increase in demand for housing.

Homes are selling fast in Cape Coral

Did you know that in recent months the average home in Cape Coral sits on the market for 30 days or less and many with multiple offers?  Sure makes it hard when you are searching for a home from another state or country.  It is nice to sit in the privacy of your own home and spend hours examining each detail and performing your own due diligence on the homes you have added to your favorites, but the reality is that most of these homes will be sold by the time you have narrowed your list.   It is true that searching for a home has become much easier by way of the many search sites, but taking too much time will result in missing out. Certainly know what is available, do your research, and find what specific criterion meets your needs, but if your scouting trip isn’t planned for months rest assured the inventory will have turned over more than once.

What to do in Cape Coral

The end of October is quickly approaching, and the holiday season is right around the corner. Luckily we don’t have to fight the winter weather and can enjoy the fall and winter season with fun outdoor events and activities.  Cape Coral never disappoints when it comes their schedule of events each year.  Looking for something local to do?  Here is what is planned each weekend for the remainder of the year.

November 11th-13th Cape Coral’s Coconut Festival. This is a three day long carnival like event will include entertainment, food, games, craft exhibits, bands and so much more. 

November 18th –Nights on the Parkway.  This is a new event that is scheduled the 3rd Friday of every month throughout the season.  Take a leisurely stroll around the South Cape enjoying shopping, live entertainment, art, food, and much more.  This new event will have a different theme each month. 

November 19th Southwest Florida Blues Festival.  Some of the best blues musicians around will be playing their tails off at this outdoor event.  In addition to a great afternoon of music you can count on great food and drinks from some of our local eateries. 

December 3rd Holiday Festival of Lights.  Kick off the holiday season with this highly anticipated event.  This festival begins with the annual lighting of the Christmas tree in downtown Cape Coral.  You will be sure to get into the spirit while enjoying holiday inspired entertainment like drum lines, dance troupes, actors and musicians. 

December 10th Bike Night.  Get out your leather chaps for an exciting night filled with motor cycles, music, food and fun.  Don’t miss this highly anticipated Cape Coral favorite.

December 18th Holiday Boat-a-long. Cape Coral residents get there boats holiday ready; complete with lights, costumes and decorations for a cruise around Bimini Basin. 

December 20-23rd Santa Land.  Children all over Cape Coral can’t wait to get in line and meet Mr. & Mrs. Clause.  In addition to the headliners, your children will be able to see a real Elf Village, beautifully decorated Christmas trees, carnival rides, and take a holiday train ride around the lake.

Cape Coral FL has just introduced “Nights on the Parkway,” a great family friendly way to spend a Friday evening.  This event will take place every 3rd Friday of the month from 6-9 p.m.  It will offer free live entertainment and give attendees a chance to shop our local and unique business. Buying a home in Cape Coral FL at any budget

Every year around this time, many of our Northern neighbors experience their first freeze.  The chill in the air prompts them to pack up their belongings and head south.  Our city will soon wake from its summer slumber and welcome back the snowbirds, vacationers and extend a warm invitation to our potential transplants.  Northerners; No need to pack up those Bermuda shorts and flip-flops just yet, come see what all the fuss is about.  If you are in the market to buy a vacation home or thinking of relocating altogether there is no better time than the present.  Home prices along with interest rates are at an all time low, with plenty of inventory to choose from.  No matter what your budget or criteria there is something here for everyone. Listed below is what you can expect within your budget.

What can you get for up to $100,000?

Well there are many homes available in that price range, 214 to be exact.  There will be an average of 1472 sq feet and 3 beds and 2 baths.  In this price range 17 of these homes do offer an in-ground pool. None of these homes have access to the Gulf of Mexico, but 4 are located on non-navigable fresh water canals, which is still a nice view.   There are 42 of the 214 homes available with the city utilities in and paid. The majority of the 214 homes are located in the NW, NE area of Cape Coral, which is a bit further from the heart of the city, but still a close drive to Pine Island Rd., where many great restaurants and retail stores are located.  106 of these homes are regular resale’s, 53 are foreclosures and 55 are short sales. In this price range many of these homes will not be considered move-in ready, but with some work will still be a great investment.

What can you get from $101,000 to $200,000?

In this price range, a lot of requests we hear from buyers such as; with a pool, 1800 sq feet minimum and access to the gulf can be met, but the price will be closer to the $200,000 mark.  There are 506 homes available in this price range with the average homes being a 3 bed two bath with 1,817 sq ft.   Out of the 506 homes 230 have in-ground pools (average price being $154,841) and 184 have the city utilities in and paid.  96 of 506 homes are waterfront but only 45 of the 96 are gulf access, some with closer proximity to the Gulf of Mexico and/or the Caloosahatchee River than others.  The average home price for the 45 gulf access homes with a pool is $189,900, a great buy for this type of home.   The number of homes in this price range that are regular resale’s are 378, 46 are foreclosures and 82 are short sales.

It is important to understand that some short sales and foreclosures at any price range may have been stripped of certain fixtures, left vacant for extended periods of time, or may have not been properly maintained.  It is really important to have a home inspection to make certain you account for all necessary repairs and to be certain there will be no major surprises after closing.

HGTV House Hunters in Fort Myers Florida

HGTV did a show right here in Fort Myers, Florida that aired just this week. The episode featuring Ft Myers real estate showcased a Ft Myers real estate agent with buyers searching for a great deal in SW Florida. Apparently, like many other home buyers in SW Florida, this couple arrived with expectations of finding their dream home within a low budget. They realized during their search that they’d need to up their budget further to get the house that more matches with their wish list.

A few years ago I was approached by HGTV to be featured on their House Hunters show. I would have jumped at the opportunity however at that exact moment I wasn’t working with any buyers who were interested in being featured on a national television show.

I love the idea of getting the word out about Cape Coral real estate & the Fort Myers real estate market. We have many buyers looking to invest here and it is helpful for them to be armed with the correct information prior to their arrival to maximize their time here. New grant being offered for military personnel

A new grant is now being offered for first time home buyers who are active-duty military persons, veterans, retired members of the military and employees of the U.S. Department of Defense and the Department of Homeland Security.   Eligible participants may be granted up to 5,000 to use toward a down-payment and/or closing costs when buying their first home.  The grant can be applied to a mortgage issued by any financial institution. The Pentagon Federal Credit Union Foundation make this program possible, allowing it’s recipients a little helping hand when deciding to buy.

The requirements are as follows:

  • Military affiliation – (active duty, reserve, National Guard or veteran) – a Department of Defense employee or a Department of Homeland Security employee.
  • First-time homebuyer or not owned a home for the last three years; or a home has been lost through divorce or disaster.
  • Gross household income, including allowances, used to qualify for a mortgage loan is a maximum of $55,000 per year, or 80% of a community’s median income based on family size.
